Signs it's time to replace your roof
You don't need to get on the roof to spot these. Any one of them is worth an inspection, and several together usually mean the roof is finished rather than in need of a patch.
What to look for
- Shingles snap instead of bending. Once brittle they cannot be repaired or treated.
- The same leak returns after every fix. Water is traveling under the roof, not in at one point.
- Bare patches where granules have gone. The asphalt underneath is exposed and failing fast.
- Sagging along the ridge or rafters. That is decking, and decking does not recover.
- Daylight or damp decking in the attic. The roof is no longer watertight across an area.

Can I stay in my home during the replacement?
Yes. It is loud when the old shingles come off and the new ones go on, but you do not need to leave. Plenty of homeowners work from home right through the installation.
What warranties come with a new roof?
Manufacturer warranties on the materials, typically 20 to 30 years depending on what you choose, plus a written workmanship guarantee on the installation. Both are registered in your name and transfer with the home if you sell.
