Signs your roof needs attention
You don't need to get on the roof to spot these. Any one of them is enough to book the inspection, and most are still cheap to fix when they're caught at this stage.
What to look for
- Cracked or slipped tiles. The underlayment beneath is now exposed to weather.
- Rust streaks on metal panels. Usually starts at fasteners and spreads from there.
- Water pooling on a flat roof. Ponding that lasts more than two days is a drainage problem.
- Slate pieces on the ground. One loose slate usually means the nails around it are going too.
- Stains on the ceiling below. They show up after rain and grow with every storm that follows.
- The roof has never been inspected. Tile and metal want a look every three to five years.

Yes. Tile itself is very durable, but the underlayment beneath it usually needs replacing after 20 to 30 years. Broken tiles should be replaced promptly, and valleys and flashings want regular inspection.
How long do metal roofs last here?
Forty to fifty years in Northern Arizona, provided fasteners and sealants are maintained. That matters most in snow country, where movement works fasteners loose over time.
Can slate roofs be repaired?
